We have a dacha in the garden association. The land is privatized. Now the chairman of the board announced that in connection with the fact that the association is planned to be recognized as a settlement, addresses will be assigned to each house, and the houses must be entered in the register of unfinished buildings. For which it is necessary to pay 22,000 hryvnias. Tell me, please, if we do not do this now, in the future, when the association is recognized as a settlement, they will simply not give us an address, because they will think that we only have land? Are there any other consequences? If we want to sell the house in the future, will we be able to do so?

If your house is not registered, it does not legally exist as real estate. This means that you will not be able to:

  • get an official mailing address;

  • register ownership;

  • perform notarial actions (sale, donation, inheritance);

According to Ukrainian legislation, buildings that are not put into operation are considered building materials on the site and cannot be objects of transactions.

After the change of status of the territory:

  • all real estate objects will be addressed;

  • unregistered houses may not receive an address;

  • it may be necessary to design buildings according to new, possibly more complex, procedures.

Therefore, registering a house before the territory's status changes may be easier and cheaper.
